A Cozy Community
Ivy and Elms have a village-like charm with only 148 two-story units. The thoughtful design and placement of each home ensures that you are never too far away from a neighbor in a time of need. The neighborhood is conveniently located near major transportation routes, but traffic congestion can be a problem during peak commute times. One can expect a typical morning rush hour to between 6:30–8:30AM and evening rush hour between 4-6:30PM or 7:30PM (depending on the day). If you are planning a commute in Pacific Highlands Ranch, it’s a good idea to allow for some extra time, especially during peak hours.
Low HOA. No Mello-Roos.
Low HOA fees and enough units in the community to weather any storm. Ivy and Elms benefits from "power in numbers" with 148 units in the community when and if a roof system needs to be replaced, or walls need to be re stuccoed or balcony wrought iron needs to be repainted, the more units you have in your HOA complex the more mild the special assessment will be when and if one is needed beyond the available reserves. Ivy and Elms also does not have any Mello Roos.
