There are a number of positives and negatives of living in this particular Pacific Highlands Ranch community.

Located a mile off the SR-56 and Carmel Valley Road exit on Village Center Loop Road, Ivy and Elms is one of the newer communities in Pacific Highlands Ranch / Carmel Valley. Conveniently located within a stones throw to The Village at Pacific Highlands Ranch (retail and shopping), Pacific Highlands Ranch Recreation Center and Park, and local schools which gives it a unique feel.

A Cozy Community

Ivy and Elms have a village-like charm with only 148 two-story, single family home units. The thoughtful design and placement of each home ensures that you are never too far away from a neighbor in a time of need. The community has a number of open grass spaces with picnic benches which gives the community a charming and unique feel. The comfort and security are one of the hallmarks in purchasing a home in Ivy and Elms.

Low Maintenance

Ivy and Elms are both well known communities for their smaller, low maintenance, minimalist front and backyards, making them ideal for those wanting a more manageable outdoor space. 

Low HOA. No Mello-Roos.

Low HOA fees and enough units in the community to weather any storm. Ivy and Elms benefits from "power in numbers" with 148 units in the community when and if a roof system needs to be replaced, or walls need to be re stuccoed or balcony wrought iron needs to be repainted, the more units you have in your HOA complex the more mild the special assessment will be when and if one is needed beyond the available reserves. Ivy and Elms also does not have any Mello Roos.
